Dallas Neighborhoods Aren’t Moving the Same: Downtown vs North Dallas (and What It Means for You)
If you’re treating “Dallas” like one market, you’ll overpay in one area and underprice in another.
Downtown Dallas: momentum (with volatility)
Downtown Dallas showed a striking jump in December 2025: median sale price ~$520K (+34.6% YoY) with ~58 days on market.
Downtown price moves can be dramatic because the number of sales is smaller and the mix (condos vs townhomes) can swing the median.
North Dallas: a very different story
North Dallas showed a median sale price around ~$1.03M in December 2025, down ~9.87% YoY, with homes taking about ~65 days on market.
What this means if you’re buying
In declining pockets, you can negotiate harder: inspections, concessions, and price discipline matter more.
In surging pockets, you win by being prepared (strong pre-approval, decisive showing schedule, clean offer terms).
What this means if you’re selling
Use the “right comp set.” Downtown comps can’t price North Dallas, and vice versa.
Downtown sellers: tighten condition + staging to reduce buyer nitpicking even when demand is strong.
North Dallas sellers: pricing strategy is everything—buyers have options and time.
